Standard Terms and Conditions

Telephone reservations will be held
as provisional reservations for a short period only, and must be confirmed by post immediately. Reservations are
considered confirmed only on receipt of the reservation form and deposit. All bookings require a £50 deposit (non-returnable
upon cancellation) per week booked to secure the booking. The deposit is totally separate from the rental fee. It will
be returned less any damages and excess cleaning no more than four weeks after departure. The total booking fee to be
paid not less than 1 month prior to arrival. Bookings made within 1 month of arrival date to be paid in full.
CANCELLATION: Should you have to cancel, you must advise us in writing immediately. The deposit paid is not
refundable, and is forfeit. Due effort will be made to re-let the property. If a suitable tenant cannot be found, then all
rent paid is forfeit. If it is re-let, the amount of any rent paid will be refunded less any expenses incurred. Failure to
pay the rent in full by the due date is treated as a cancellation.
PERIOD
OF LET: This will normally be on a weekly basis, from Saturday to Saturday. Tenancies
begin at 4 p.m. on day of arrival, and end at 10 a.m. on day of departure. Failure to depart by 10am (unless by prior arrangement)
will result in loss of full deposit.
THE
TENANCY: The contract effected on receipt of confirmation of booking confers
on the tenant the right to occupy the house for the period agreed for holiday purposes only. The number of persons occupying
the house must not exceed the number for which the accomodation has been reserved. We reserve the right to levy an extra charge
in the case of a larger number of persons than approved using the accomodation, or may terminate the rental period because
of unreasonable behaviour or damage to the property.
SHORTCOMINGS
AND DEFECTS: Please advise us immediately of any shortcomings in the house. We
cannot accept subsequent claims for shortcomings not so notified. The Tenants must notify us immediately of any damage or
defects detected during their stay. Failure to do so may result in the Tenants being made liable for any damages or defects.
Tenants may be billed for any damaged or missing items.
UNDER
18's: Bookings will not be accepted from persons under the age of 18. We reserve
the right to refuse bookings solely at our discretion.
PETS: No pets are allowed. We are sorry that we are unable to have pets in the property but many people
are allergic to animals and we want to make sure that as many people as possible can enjoy a pet-allergy free environment.
NUMBER OF PERSONS:
The number of persons using the holiday property is not to exceed 6, unless prior agreement
has been reached. The holidaymaker shall not part with possession of the property or sub-let it.
CHILDREN AND BABIES:
We may be able to supply a travel cot and highchair by prior arrangement. Parents and
guardians are wholly responsible for themselves and their children occupying the holiday home.
MAKE UP OF PARTIES:
We do not take bookings from “hen” or “stag” parties.
SMOKING.: NO
smoking is allowed in the house. If you smoke outside the house please extinguish
all cigarettes and dispose of them carefully.
LINEN: The house is furnished for 6 people. One king size duvet and four single duvets are provided along
with duvet covers and sheets. Some blankets are available. NO TOWELS ARE PROVIDED.
ELECTRICITY AND HEATING:
There is no additional charge for electricity and heating.
REFUSE
COLLECTION: Refuse collection day is Monday morning. It is the the
responsibility of the Tenant occupying the house on a the night before refuse day to ensure that the wheelie bin is placed
in the wooden "corral" at the entrance to the houses. Failure to do so will result in loss of full deposit.
ITEMS
LEFT BEHIND: Items left behind are kept for four weeks, after which they are
disposed of at our discretion. There is a minimum post and packing charge of £10 for items returned.
INSURANCE: We strongly
advise you take out holiday insurance to cover yourself for all eventualities.
SECURITY: We cannot guarantee the security of your vehicles or personal possessions. We cannot be held liable
for loss or damage thereto, from any cause whatsoever.
ACCESS: The home owner or service person shall be allowed access to the property at any reasonable time during
your stay if necessary.
CARE OF PROPERTY:
A condition of acceptance of any booking is that the holidaymaker will take good care
of the house and its contents. Holidaymakers will be liable for breakages caused during their occupation, and will be
expected to leave the house (particularly kitchen utensils and appliances) clean and tidy. Extra cleaning will be charged
for.
LIABILITY: The owner accepts no liability for the safety of occupants.
Occupants of the holiday home are fully responsible for their own safety and that of any dependants. The owner cannot accept
any liability for accidents that may occur.
COMPLAINTS: Responsibility lies wholly with the holiday maker with regard to information gathering of the property
and its internal fixtures and fittings prior to booking commencement. No responsibility for inadequate research of property
details will be accepted by the property owner and personal taste cannot be taken into account subsequent to the holiday let.
